A Chartered Building Surveyor and RICS Registered Valuer with over 30 years experience working in construction and property. My first job in construction was as a barely useful labourer pushing a wheelbarrow in the family floor screeding business. Passing through Riversdale Construction College and then Liverpool John Moores University, I graduated with a degree in Building Surveying in 2001.
My graduate surveyor days were spent working in multi-discipline practices in Chester and Widnes, overseeing the repair and maintenance of school and municipal buildings. I was accepted as a professional member of the Royal Institution of Chartered Surveyors in 2005.
Since setting up JDB in April 2007, I have specialised in the inspection and valuation of residential property across the north-west, but primarily in Liverpool. I have attained a deep knowledge of construction type and defects typically found in mass built Victorian, Edwardian and (both) post war housing.
JDB provides Level 2 (Homebuyers) and Level 3 (Full Building) reports to ensure that our clients are aware of all risks should they purchase a property.
In addition, our valuation appraisal will establish if you are paying the correct price for a property given its location and condition.
You should always be aware that your mortgage lenders valuation is not necessarily the correct price you should pay for the property but rather it is the price that they are happy to lend you the mortgage on. Our valuations often expose an over-price and we have saved clients many thousands of pounds off an agreed sale price. To date the highest reduction is £60,000.
In addition to pre-acquisition surveys we advise on specific construction defects and damp and condensation issues. Victorian and Edwardian terraced houses are often severely affected by damp ingress and condensation due to the nature of their construction, poor man-made alterations and modern living habits.
As a RICS Registered Valuer I also act as a jointly appointed expert for divorce proceedings on behalf of Liverpool Family Court, provide Inheritance Tax valuations for probate matters and help homeowners to redeem their Help to Buy loans.
