I have a purchase going through at the moment and even though the house looked fine with no significant issues (beyond a shonky flat roof that I knew would need some work) I got a building survey carried out by a local surveyor (Jon Battle/JDB Surveying & Architectural).
He picked up a number of issues including one that would have significant implications for the use of the property including a lack of building regs sign off on the extension. This was actually significant as it meant the room couldn’t actually be used and I’d likely get significant issues long term.
It’s the first time I’ve had a survey done that actually checked BC filings, and the only one I’ve had that included info on how to mitigate the issues.
Off the back of the report I was able to get a reasonable chunk off the asking price that will more than cover the cost to make lawful.
Don’t skimp on professional surveys – they’re worth every penny. “
